How we work.
Clear scope, honest pricing, a real schedule, and one point of contact from the first conversation to the final walkthrough.
Every project follows the same path.
The stages below are not a sales sequence. They are how a complex project gets delivered on time, on budget, and without the surprises that give remodeling its reputation.
Conversation
It starts with a short phone call, usually 20 minutes. We want to understand the project, the property, your timeline, and what a great outcome looks like to you. We will also be candid about whether we are the right fit. Our work is focused on substantial remodels, additions, ADUs, and water-damage restoration; for small repairs we are glad to point you to a specialist we trust.
Site Visit & Discovery
We walk the house together. We measure, photograph, look at the structure and systems, and talk through options on the spot. You will leave this meeting with a realistic sense of what is possible and what it is likely to cost.
Design & Pre-Construction
This is where most of the project's success is decided. We produce drawings, guide selections, coordinate engineering and permits, and confirm every trade's scope. For homes built before 1980, pre-construction also includes asbestos sampling by an AHERA-accredited inspector, with any abatement handled by our licensed, certified partners and scheduled before demolition, and, for homes before 1978, lead-safe planning under the EPA rule. Neither is a surprise later. The result is a detailed fixed proposal: a defined scope, an itemized price, and a construction schedule. Changes after this point are documented and priced before any work proceeds.
Construction
A published schedule, a weekly written update, and a single point of contact. Our trade partners are the region's most skilled specialists, and we manage them closely. The job site is kept clean, protected, and respectful of the fact that it is your home.
Completion & Warranty
A thorough walkthrough, a documented punch list completed before final payment, care instructions for the new finishes, and a written warranty backed by a third-party program. We stay reachable after the project is done.
What you can expect from us, every week.
Things people ask before they call.
How much does a project like this cost?
It depends on scope, but we work in ranges we can share early. Kitchen remodels in our service area typically begin in the high five figures and whole-home remodels, additions, and ADUs run well into six figures. We will give you a realistic range at the site visit and a fixed proposal before construction.
How long will it take?
Design and pre-construction usually takes six to ten weeks, including permits. Construction ranges from about three months for a kitchen or primary suite to five or six months for a whole-home remodel or ADU. Your proposal includes a schedule.
Do you work with architects and designers?
Yes. We regularly build from architects' and interior designers' drawings, and we also provide design-build services directly when a project does not require a separate design team.
Can we live in the house during the remodel?
Usually, with planning. We phase the work, isolate the construction area, and set up temporary kitchens when needed. For whole-home projects, some clients choose to relocate for part of the schedule; we will tell you honestly what to expect.
Do you test for asbestos and lead?
Yes, and it is not optional. Homes built before 1980 have suspect materials sampled for asbestos by an AHERA-accredited inspector before any demolition, and if it is found a licensed abatement contractor removes it and documents clearance. JIT manages that work through our experienced, certified partners rather than performing it ourselves. Homes built before 1978 are worked under the EPA's lead-safe Renovation, Repair and Painting rule. Both are part of pre-construction and appear in the proposal.
Do you take on small repairs?
Our work is focused on substantial remodels, additions, ADUs, and water-damage restoration. For small repairs and routine maintenance we are glad to refer you to a specialist we trust.
Ready to talk about your home?
Tell us about the project you have in mind. We typically reply within a few hours, often sooner, to schedule a conversation.
