Remodeling

Remodeling that changes how a home lives.

Kitchens, baths, and whole-home remodels for established homes across the South Sound.

Our approach

We design for the house you have and the life you want in it.

Most of the homes we work on were built between 1960 and 2005 by good builders for a different era. The structure is sound. What has aged is the plan: closed kitchens, compartmentalized living spaces, baths sized for a quicker morning, and finishes chosen from a catalog that no longer exists.

Our remodels start with the architecture and the way you actually use the house. Then we bring ideas: how to open a wall without losing the room's proportions, where the light really comes from, what materials will look right in ten years, and what is worth the money versus what is not.

Every remodel is delivered with a fixed proposal, a published schedule, and weekly written updates. You will know what is happening, why, and what comes next.

Kitchens

The room that decides the house.

A kitchen remodel is a planning exercise first: where the work happens, where people gather, how the room connects to dining and living. We resolve the plan before we talk about cabinets. Then we build it properly, with custom or semi-custom cabinetry, stone or quartz surfaces, appliance packages specified for how you cook, and lighting designed in layers.

Typical scope includes structural changes to open or relocate walls, new electrical and plumbing, flooring that runs continuous with adjacent rooms, and finish carpentry that matches the rest of the house.

Bathrooms

Primary suites and baths built like a retreat.

We rebuild baths from the studs when it matters: waterproofing systems done correctly, tile set with care, ventilation and lighting planned rather than assumed. Freestanding tubs, curbless showers, heated floors, and floating vanities are common requests, and each has details that separate a good result from a great one.

Primary-suite projects often combine the bath with a closet redesign and bedroom updates so the whole suite reads as one space.

Whole-Home & Main-Level Remodels

One idea, carried through every room.

The most satisfying projects are the ones where the whole main level is reconsidered together: kitchen, living, dining, entry, mudroom, and powder room designed as a sequence. Material choices carry through, lighting is consistent, and the house finally feels like it was planned rather than accumulated.

These projects benefit most from our planning process, and from the communication discipline that keeps a large scope on schedule.

Exterior Transformations

Siding, trim, entries, and color that belong here.

A house from the 1990s or 2000s often looks dated for reasons that are fixable: siding color, thin trim, a weak entry, and no landscape lighting. We rebuild exteriors with fiber-cement or cedar siding, substantial trim, new entry doors and garage doors, stone where it makes sense, and lighting that makes the house read at dusk.

Vacation Rentals & Second Homes

Houses that have to photograph well, host well, and hold up.

A rental is designed for people who have never seen it: the listing photos have to make a promise and the house has to keep it. We build rentals around the moments guests come for, a long breakfast at the island, a game after dinner, a quiet chair upstairs, with finishes that survive a season of turnovers. For owners managing from a distance, we plan smart-home access, cameras, and dependable help with repairs between stays.

Justin's work on Washington Getaways & Vacation Homes keeps us close to what makes a stay memorable.

Water Damage Restoration

Water damage restoration, on its own or during a remodel.

It rains here about 155 days a year, and most South Sound homes are twenty-five to a hundred years old. Standalone water-damage restoration is a large part of our work: leaks, rot, failed flashing and siding, bath failures, crawlspace moisture. We find the full extent of the damage, repair it, rebuild the details so it does not recur, and help homeowners through the insurance claim. A restoration also opens up the kitchen, bath, or laundry room you have been living with, and it is the one moment the room you have been wanting will never be cheaper: the demolition and rough work are already paid for. We scope both paths side by side.

For Sellers & Listing Agents

Pre-listing refresh for premium homes.

For higher-value listings, a targeted refresh before going to market can move the outcome meaningfully. We work with listing agents and sellers to identify the specific updates that buyers in a given neighborhood will pay for, then deliver them on a schedule tied to the listing date. Justin holds a Washington real estate broker license, which informs the recommendations. Our Edgewood and Fircrest galleries show two homes renovated for resale on exactly this logic.
